West Ipswich Social Housing Units

GFG Projects were engaged to design and construct a three-level, 13-unit social housing complex in West Ipswich, supporting the Queensland Housing Strategy 2017-2027. The development consists of 11 Gold and 2 Platinum Units, ensuring high-quality, accessible housing for those in need.

Maximising the 938m² site footprint required innovative design solutions while overcoming several logistical challenges. Due to its location on a major road, the site had restricted access for machinery, amenities, and materials storage, along with strict limitations on lane and footpath closures during business hours. Additionally, construction work was permitted from 6:30am to 6:30pm Monday to Saturday; however, road closure and traffic management permits issued by Queensland Police and Ipswich City Council were restricted to 7:00pm to 5:00am only. To navigate these challenges, GFG Projects negotiated an agreement with a neighbouring property, securing additional space for essential site activities. This collaborative approach allowed the project team to maintain progress while fostering a strong relationship with the local community.

Throughout the project, GFG Projects employed a proactive approach to risk management by identifying and resolving potential issues during the design review phase, ensuring a seamless transition into construction. Sustainability was a key consideration, with the design incorporating energy-efficient systems and sustainable materials that aligned with the Queensland Housing Strategy’s environmental goals. GFG also worked closely with QBuild to minimise disruptions to neighbouring residents and businesses, maintaining clear and transparent communication throughout the construction process.

A strong focus on quality assurance was critical to the project’s success, with rigorous defect management plans and inspection protocols. The team also implemented Inspection Test Plans (ITPs) and Hold Points to maintain the highest standards of workmanship and prevent costly rework. Efficient coordination with QBuild representatives allowed for timely approvals and compliance at critical design milestones, keeping the project on schedule.

Local industry participation was a key priority, with over 95% of subcontractors and suppliers sourced from Ipswich and South-East Queensland, reinforcing GFG Projects’ commitment to supporting local businesses and fostering economic growth in the region. Regular client meetings and open communication channels ensured strong stakeholder alignment, enabling effective decision-making and a smooth project delivery.

Through strategic planning, innovation, and collaboration, GFG Projects successfully delivered the West Ipswich Social Housing Units, contributing to the Queensland Government’s broader commitment to providing high-quality, accessible housing for the community.
