GFG Projects was engaged by Mangrove Housing Limited to deliver the design and construction of a new social housing development in Capalaba. The project forms part of Mangrove Housing’s The Forgotten Women program – a grassroots initiative aimed at addressing the growing number of women over 55 experiencing homelessness by providing safe, secure and appropriate housing.
The project involved the demolition of an existing vacant post-war residential dwelling and the construction of a new four-storey multi-residential building comprising 15 one-bedroom single occupancy units. The development also included an ancillary car park, along with all associated services, landscaping and site infrastructure required to achieve practical completion and certification.
Architecturally, the building was designed to incorporate honed blockwork as a finished surface rather than a substrate for rendering or painting. While this approach delivered a high-quality and durable aesthetic outcome, it required careful coordination during construction. Through clear communication and proactive quality control processes, the project team successfully maintained the integrity of the architectural finish.
Located within an established residential neighbourhood, the project also required a strong focus on stakeholder and community engagement throughout construction. The team implemented a proactive communication strategy, including regular letterbox updates to nearby residents outlining upcoming works, potential noise impacts and key construction milestones. This approach helped manage expectations and maintain positive relationships with the surrounding community.
During construction, new legislation relating to the management of respirable crystalline silica (RCS) dust was introduced, requiring immediate updates to site practices and safety procedures. The project team worked closely with suppliers and subcontractors to implement compliant dust extraction systems and revise work methods to align with the new requirements. Toolbox talks, updated Safe Work Method Statements and ongoing monitoring ensured the workforce remained informed and compliant, allowing the project to maintain productivity while prioritising worker health and safety.
